Construction of three stages of a residential subdivision in Champion Lakes.
Watermark Estate is situated next to the stunning Wright Lake in Champion Lakes, home to frequent rowing regattas and weekly park runs. Tracc Civil was engaged to carry out the following scope of works:
The scope involved the construction of three stages of this subdivision adjacent Champion Lake. Works involved bulk earthworks, as well as the civils, including construction of limestone retaining walls; sewer reticulation; stormwater drainage; power installation; gas; NBN / Comms; water reticulation; and roadworks.
The main challenge was working with the clay ground conditions, as well as the high-water table. Tracc selected the appropriate plant for working in clay grounds and performed the earthworks during the summer period.
Instead of importing clean sand fill for the top 600mm of the surface as required by the geotechnical consultant, Tracc provided rates to excavate and stockpile the clay on the surface, and then mine the underlying sand, and replacing the clay in the deep fill areas again.
This method saved the client on all three stages compared with the cost of importing this material as clean fill.
Tracc provided the methodology for this, and performed the sand mining in strips, as the area for each stage was limited. The remaining area was used for stockpiling the sand and clay. Tracc then excavated the following strip and placed the clay in the initial strip, moving across the site in this manner to mine the sand.
